AI Tools for Real Estate Agents in India: What They Do and Cost

ChatGPT Go, Canva, AI virtual stagers, Sell.Do and Meta’s WhatsApp agent: what each does for an Indian property broker and what it costs.

Staging a six-photo flat listing with a human design service costs about ₹13,680 at BoxBrownie’s pay-as-you-go rate. An AI stager charging $1 a photo does the same job for about ₹570. That gap explains why AI tools are turning up at Indian brokerages. For most agents in India, the useful kit right now is short: a general chatbot for listing copy and client messages (ChatGPT Go), a design tool for social posts (Canva), an AI virtual stager, a real estate CRM with lead scoring (Sell.Do is the best-known Indian option), and Meta’s new Business Agent on WhatsApp. This list covers what each one does, what it costs, and the two rules, RERA advertising and India’s data protection law, that AI output still has to follow.

Key Takeaways

  • ChatGPT Go launched in India at ₹399 a month with UPI payment, and OpenAI later offered it free for a year to users who signed up during a promotion that began on 4 November 2025.
  • AI virtual staging starts around $1 a photo. Human staging services charge about $24, so a six-photo listing costs roughly ₹570 versus ₹13,680 at ₹95 to the dollar.
  • Meta began rolling out its Business Agent for WhatsApp in India on 7 July 2026. It can answer enquiries, book visits and qualify leads.
  • A basic stack of chatbot, design tool and stager comes to about ₹3,439 a month in our example, before taxes.
  • AI-made ads for Maharashtra projects still need the MahaRERA registration number and QR code. Lead data is covered by the DPDP Rules notified in November 2025.

The Short List, at a Glance

Prices are the vendors’ published or reported list prices, data as of October 2026. Dollar-priced tools are billed in dollars, so your card’s exchange rate and any taxes will change the rupee figure.

1. ChatGPT Go: The Cheap All-Rounder

OpenAI launched ChatGPT Go in India in August 2025 at ₹399 a month, reported Inc42. That is about 80% below the ₹1,999 Plus plan, and it can be paid for through UPI. Compared with the free tier, it gives ten times the messages, image generations and file uploads, plus longer memory. In October 2025 OpenAI went further and offered Go free for 12 months to Indian users who signed up during a limited promotion starting 4 November. Check the current price before you budget for it.

  • Listing descriptions: paste carpet area, floor, facing, society amenities and distance to the metro, then ask for a 120-word portal description and a two-line WhatsApp version.
  • Language versions: turn an English description into Marathi, Hindi or Kannada for local buyers, then have a native speaker check it.
  • Document summaries: upload a long builder brochure or a society bye-law PDF and ask for the clauses a buyer will ask about.

The usual caveat applies. Chatbots can invent details. Never let one supply carpet area, possession dates or approval numbers. Those must come from the builder’s documents.

2. Canva Pro: Social Posts and Brochures

Canva’s AI features, grouped under Magic Studio, handle the tasks agents do every week: resizing a poster into a reel, removing a background, drafting a caption. A Piktochart review of Canva’s pricing as of mid-2026 lists Pro at $18 a month or $180 a year for one person, with 500 AI credits a month shared across the Magic Studio tools. Prices shown to Indian accounts may differ, so check the in-app price at checkout. If you post daily, the annual plan works out about 17% cheaper than paying monthly.

3. AI Virtual Staging: The Biggest Saving

Empty flats photograph badly, and resale homes are often full of the owner’s clutter. Virtual staging adds furniture digitally. A 2026 comparison by Fast.io lists these prices:

  • REimagineHome: from $14 a month for 30 credits up to $99 for 1,200, with batch mode for up to 50 photos and three free designs to try.
  • Virtual Staging AI: $1 an image, pay as you go, roughly 15 seconds per photo, with no batch processing.
  • Apply Design: $7 to $10 an image, with a drag-and-drop editor for agents who want to place furniture themselves.
  • BoxBrownie: $24 an image, done by human designers in 24 to 48 hours. A useful benchmark for quality.

Label staged photos as “virtually staged” in the listing. A buyer who arrives expecting the sofa in the picture is a buyer who stops trusting you.

4. Sell.Do: An Indian CRM With AI Lead Scoring

Sell.Do is a Pune-based real estate CRM founded in 2009. Its GetApp listing describes machine-learning lead scoring, an “AI Copilot” and demand insights. It pulls leads from 99acres, MagicBricks, Housing and CommonFloor and connects to WhatsApp tools such as Interakt, Gupshup and AiSensy. Pricing is listed from US$34.99 per user. It is built mainly for developers and larger channel-partner teams, so a solo broker with 30 active leads may find a spreadsheet and WhatsApp labels enough.

5. Meta Business Agent on WhatsApp

For Indian agents this is the newest tool on the list, and possibly the most relevant, since most property enquiries already arrive on WhatsApp. Meta started a phased rollout in India on 7 July 2026, according to Deccan Herald. The agent answers questions about a business, recommends items from its catalogue, books appointments and qualifies leads. Owners also get a morning summary of chats they missed. Meta has not published pricing, and its claim of 10X to 100X productivity gains comes with no explanation of how it was measured.

For an agent, the realistic use is first-response cover at 11 pm: confirming whether a 2BHK is still available, sharing the brochure and booking a Saturday site visit. Tools like this work best when they answer from a fixed set of your own facts, the idea behind retrieval-augmented generation. Keep your catalogue current or the agent will happily offer a flat that sold last week.

What a Basic AI Stack Costs: A Worked Example

Take a two-person brokerage in Pune that lists about 30 flats a quarter. We convert dollar prices at a round ₹95 to the dollar (the rupee closed at 96.24 on 21 July 2026, so use your card’s actual rate). Sell.Do is left out because GetApp does not say whether its price is monthly or annual.

ItemList priceMonthly cost (₹)
ChatGPT Go (one seat)₹399399
Canva Pro, monthly$181,710
REimagineHome entry plan, 30 credits$141,330
Total3,439

That is ₹41,268 a year before taxes. On the entry plan each REimagineHome credit costs about ₹44. Now compare staging alone. Six photos a listing at Virtual Staging AI’s $1 rate costs ₹570. Apply Design’s $7 bulk rate puts it at ₹3,990, and BoxBrownie’s human service at $24 a photo takes it to ₹13,680. If even one listing a month would otherwise have gone to a human stager, the whole stack pays for itself. Whether it earns its keep depends on deals closed, so track it the way you would any marketing cost; our guide to CAC payback period shows the method.

Two Rules AI Does Not Change

RERA Details on Every Ad

In Maharashtra, MahaRERA Order 46A/2023 made a QR code compulsory on every advertisement for a registered project from 1 August 2023, as reproduced by Taxguru, alongside the registration number and MahaRERA website that Section 11(2) of the RERA Act already requires. The order binds promoters, and violations carry penalties of ₹10,000 to ₹50,000 each. An AI-generated poster or reel for a new project is still a project advertisement. Add the promoter’s registration number and QR code before you post it.

Buyer Data Under the DPDP Rules

The Digital Personal Data Protection Rules were notified on 14 November 2025 with an 18-month phased compliance window, according to a PIB explainer. That window runs to around May 2027. Consent notices must state the specific purpose for which data is used, and people can withdraw consent at any time. Penalties go up to ₹250 crore for failing to protect data. Uploading a client’s phone number, income or PAN to a chatbot or a third-party CRM is processing personal data. Collect consent for it, and keep sensitive documents out of general-purpose AI tools.

FAQ

Which AI Tool Is Best for Real Estate Agents in India?

For most agents, a general chatbot like ChatGPT Go (₹399 a month at launch) gives the widest use for the money. Add a virtual stager if you list empty or cluttered homes, and a CRM like Sell.Do once your lead volume outgrows WhatsApp.

Is Virtual Staging Allowed in Property Listings in India?

We found no rule in India that bans it. Label the photos as virtually staged so buyers are not misled, and keep unedited photos available.

Can AI Reply to Property Enquiries on WhatsApp?

Yes. Meta began rolling out its Business Agent in India in July 2026. It can answer questions, book appointments and qualify leads from a business’s own information.

Do AI-Made Real Estate Ads Need a RERA Number?

Yes. How an ad was made does not change the rule. In Maharashtra, ads for registered projects must carry the registration number, the MahaRERA website and a QR code.

How Much Does AI Virtual Staging Cost?

From about $1 a photo for pay-as-you-go AI tools to $7 to $10 for editor-based services. Human staging services like BoxBrownie charge around $24 a photo.
