At least ten coworking brands run centres in Noida with private cabins or private offices, and their listed prices start below ₹10,000 a seat a month. The best fits for most small teams are Regus for its published per-person prices, Innov8 and 91springboard for small cabins near Blue Line stations in Sectors 62, 63, 1 and 2, alt.f for budget seats close to the metro, and WeWork, Smartworks or IndiQube when a larger team wants a managed floor.

Each entry gives the operator’s Noida centres, sectors and published prices. Where an operator does not publish a cabin price, the entry below says what it does show, which centres it runs and how you can get a quote for your team size.

Quick Answers for Teams Looking in Noida

  • Regus publishes the clearest private office prices in Noida, from ₹8,950 per person a month at Regus Tower in Sector 142 to ₹15,750 at Logix City Centre, based on 24-month contracts.
  • Innov8 at Graphix Tower 2 in Sector 62 lists private cabins from ₹9,999 a month, with no lock-in and a security deposit of one month’s rent.
  • 91springboard lists private cabins from ₹9,250 at its Sector 1 centre, ₹9,700 in Sector 63 and ₹10,700 in Sector 2, with GST added on top.
  • Sector 62 has the deepest supply, since WeWork, Awfis, Smartworks, IndiQube, Innov8, alt.f and COWRKS all run centres there.
  • The Aqua Line links the Expressway sectors, including Sector 137 and Sector 142, to the Blue Line through Noida Sector 51.

Noida Private Office Operators: Centres, Prices and Metro Access

The table puts every operator side by side, using the lowest starting figure each brand or its booking partner shows for Noida. Read the note on each one, because a “starting” price for a desk is not the same as a price for a lockable cabin.

Ten Noida Coworking Operators With Private Cabins

The order below starts with the operators that publish cabin prices, because those are the easiest to compare, and the large managed-office brands come after, since they usually quote by team size and floor plan rather than by the seat.

1. Regus: Four Centres With Published Per-Person Prices

Regus Noida locations page listing private office prices at Sovereign Corporate Tower, Assotech Business Cresterra, Regus Tower and Logix City Centre
Screenshot: regus.com

Regus is the only big brand that prints a private office price for every Noida centre. Regus Tower on Plot 18 in Sector 142 starts at ₹8,950 per person a month. Assotech Business Cresterra 2 in Sector 135 starts at ₹10,890, Sovereign Corporate Tower at A 143 in Sector 136 starts at ₹11,590, and the centre in Logix City Centre Mall starts at ₹15,750.

Read the fine print before you budget, because Regus says these prices assume a 24-month contract and change with team size, room and view. A single-person office or a room with a better outlook costs more. Regus also says there is no minimum term, so a shorter deal is possible at a higher rate, and day offices run from ₹2,890 to ₹4,390.

Best for: teams on the Noida Expressway who want a fixed, comparable price and a choice of three Expressway buildings.

2. Innov8 Graphix Tower 2: Small Cabins Next to the Blue Line

Innov8 runs one Noida centre, at Graphix Tower 2, A-13, Sector 62. Noida Electronic City metro station is about 0.12 km away, which makes it one of the easiest cabins in the city to reach by train, while Sector 62 station is about 1.27 km away.

Private cabins start at ₹9,999 a month and fixed desks at ₹7,999, with meeting rooms and a ₹399 Flexi day pass also on offer. The terms are friendly for a young company, because Innov8 says there is no lock-in period, and it asks for a security deposit equal to one month’s rent.

Best for: small teams who commute from Delhi on the Blue Line and want to avoid a long contract.

3. 91springboard: Four Centres, Cabin Prices Shown for Three

91springboard Noida coworking page listing centres in Sectors 1, 2, 62 and 63 with private cabin prices

91springboard has centres in Sector 1, Sector 2, Sector 63 and at Bhutani Avenue in Sector 62. It prices private cabins from ₹9,250 at Sector 1, ₹9,700 at Sector 63 and ₹10,700 at Sector 2. Open dedicated desks cost ₹1,550 to ₹1,800 less at each centre, and part-time plans start at ₹5,200.

The Sector 1 centre sits near Sector 15 metro station, which suits people coming in from East Delhi. 91springboard says its fees cover the running costs of the space, with GST added as applicable, and that extra charges apply only if you ask for a customised cabin.

Best for: startups that want a choice of four sectors and a cabin they can grow out of without changing brands.

4. alt.f Coworking: The Cheapest Seats Near a Metro Station

alt.f runs four Noida centres, and it publishes an address and a seat price for each. Sector 142 on Plot 21 and 21A starts at ₹5,500 per seat a month and is a five-minute walk from Sector 142 metro on the Aqua Line. Grovy Optiva at A-5 in Sector 68 starts at ₹7,000, while the Sector 62 centre at C-20, 1/1A, Coast Guard Golf Ground Road is three minutes on foot from Sector 62 metro and starts at ₹7,500. Sector 58, at A100, is two minutes from Sector 59 metro and starts at ₹8,500.

alt.f offers private cabins and office suites in Noida, but it does not publish a cabin price for each centre. You choose “Private Cabin” in its enquiry form and get a quote, so treat the per-seat figures as the floor rather than the cabin rate.

Best for: cost-conscious teams who want a short walk from the metro and are happy to negotiate a cabin.

5. Awfis: The Widest Spread of Noida Centres

Awfis covers more of Noida than any other brand here, and its Sector 127 centre offers private cabins alongside coworking desks. In 2022 it announced an 85,000 sq ft centre at Riverside Tower in Sector 125 with more than 1,500 seats.

The booking platform myHQ lists six Awfis Noida centres: Majestic Omnia in Sector 4, three Sector 62 buildings (Majestic Signia, The Corenthum and Knowledge Boulevard), Riverside Tower in Sector 125 and Bhutani Technopark. Starting prices there run from ₹6,999 per desk a month at Majestic Omnia to ₹9,500 at Riverside Tower, and private cabins are listed at five of the six.

Best for: companies that want one contract and the option to move between sectors, or to open a second Noida site later.

6. WeWork: Two Large Centres in Sector 16 and Sector 62

WeWork India Noida page listing Berger Delhi One in Sector 16 and Galaxy Business Park in Sector 62

WeWork India has two buildings in Noida. Berger Delhi One is at C-001/A2, Sector 16B, and Galaxy Business Park is at A-44 and 45, Sushil Marg, Sector 62. Berger Delhi One adds a wellness room and a food and drinks market, while Galaxy Business Park has a gym and coffee bar.

WeWork sells private offices, dedicated desks and All Access passes in Noida, but it does not print private office rates online, so you book a tour and get a quote. Its Virtual Office product gives a business address that WeWork says can be used for GST and company registration, which helps a firm that wants a Noida address before it needs a cabin.

Best for: funded teams that value the brand, polished common areas and the option of an All Access pass.

7. Smartworks: Managed Campuses for Bigger Teams

Smartworks runs three Noida centres: World Trade Tower in Sector 16, Smartworks Corporate Park in Sector 125 and Logix Cyber Park in Sector 62. These are fully serviced, managed campuses with a cafeteria, gym, creche and in-house convenience stores.

Smartworks describes its Noida product as customisable managed offices rather than single desks, which suits a company that needs a private floor, its own branding and room to add seats. Prices are by quote.

Best for: larger companies that want a managed office without signing a conventional lease.

8. IndiQube: Newer Centres in Sector 142 and Sector 62

IndiQube has IndiQube Discovery in Sector 142, newly opened, and IndiQube Boulevard in Sector 62. It also describes a centre at Logix Cyber Park aimed at tech companies, and says that in Noida it offers private cabins, dedicated desks, hot desks and meeting rooms.

The Sector 142 site puts it on the Aqua Line corridor along the Expressway, but IndiQube does not publish Noida prices, so ask for a quote by team size.

Best for: tech teams on the Expressway that expect to grow and want a managed-office partner from day one.

9. COWRKS Candor TechSpace: A Premium IT Park Address

COWRKS runs its Noida centre on Level 14 of Tower 5, Block B, at Candor TechSpace in Sector 62. Its own booking site sells the 12-seat Terra meeting room at ₹2,700 an hour.

For cabins, the booking platform GoFloaters lists a 4-seat private cabin at the centre at ₹14,500 per seat a month, with 18% GST on top, which makes it the priciest per seat here and means you are paying mostly for the IT park address. The centre is close to the metro and near the IIM Lucknow Noida campus.

Best for: client-facing teams that want an IT park address in Sector 62 and are willing to pay for it.

10. The Office Pass: A Prepaid Budget Option in Sector 3

The Office Pass Noida coworking page for its centre at D-9, Sector 3 near Sector 16 metro

The Office Pass, a Gurugram company, runs its Noida centre at D-9, Second Floor, Sector 3. Sector 16 metro station is about a 7 to 8 minute walk away. The Office Pass mentions private offices and managed offices, while the prices it shows are for seats: ₹8,500 a month for a dedicated Regular seat and ₹7,500 for a Flexi seat.

Its pricing rewards a longer prepayment. A 12-month Regular pass costs ₹81,600 against ₹1,02,000 at the monthly rate, a 20% saving of ₹20,400. Prices are exclusive of tax, and a refundable deposit equal to the membership amount is due before you start.

Best for: freelancers and two-person teams who want a low, predictable bill and can pay ahead.

How to Pick a Sector in Noida

Your sector matters more than your brand, because a cheap cabin that sits far from the nearest station costs you in hiring and in daily commutes. Noida’s coworking supply sits in four clusters.

Sector 62 and 63. This is the deepest market, with WeWork, Awfis, Smartworks, IndiQube, Innov8, alt.f, COWRKS and 91springboard all present. The Blue Line ends at Noida Electronic City, with Sector 62 station one stop before it, so Blue Line commuters from Delhi reach it without changing trains.

Sectors 1 to 4 and 16. These older commercial sectors sit close to Sector 15 and Sector 16 metro stations on the Blue Line, and they are the Noida sectors closest to East Delhi and Mayur Vihar. 91springboard, The Office Pass, WeWork, Smartworks and Awfis all have centres here.

Sectors 125 to 136 on the Expressway. Awfis, Smartworks and Regus have centres in this stretch of IT parks and corporate campuses. Check the walk from the nearest Aqua Line station before you sign, since not every building is close to one.

Sector 142 and beyond. Regus Tower and IndiQube Discovery are in Sector 142, and alt.f’s centre there is a five-minute walk from Sector 142 station on the Aqua Line. The line opened on 25 January 2019 and runs 29.7 km, with 21 stations from Noida Sector 51 to Depot in Greater Noida. Sector 51 connects to the Blue Line at Sector 52, so staff from Delhi can change trains once.

Working Out the Monthly Bill for a Noida Cabin

Take a six-person team that wants a private office at Regus Tower in Sector 142. At the listed ₹8,950 per person, the rent comes to ₹53,700 a month, or ₹6,44,400 for 12 months, before tax. That figure assumes Regus’s 24-month contract, and a shorter deal will cost more per head.

Now add the money that leaves your account before the first day. Innov8 asks for one month’s rent as a security deposit, and The Office Pass asks for a refundable deposit equal to the membership. Plan for at least one extra month of rent as cash you will not see again until you leave.

Tax is the next line. 91springboard adds GST to its listed fees, The Office Pass quotes prices before tax, and the COWRKS cabin on GoFloaters carries 18% GST on top. If your company is registered under GST, ask for a proper tax invoice with the operator’s GSTIN so your accountant can check whether you can claim input tax credit. Our break-even calculator helps you see how much monthly revenue a new office commits you to.

Regus says prices change with team size and contract length, so ask every operator for a quote at your current headcount and at the size you expect in a year. Freelancers deciding whether a cabin is worth it at all can run their numbers through our freelance hourly rate calculator first.

Clauses to Read in a Noida Coworking Contract

The headline price is the easiest number to compare and the least useful on its own, so check the terms that change what you pay and how easily you can leave.

  • Lock-in period: Innov8 says it has no lock-in, while Regus prices assume 24 months. Ask for the lock-in in writing and what happens if you need to leave early.
  • Deposit refund: Ask how many days it takes to get the deposit back and what deductions are allowed for wear and tear.
  • Annual escalation: Ask what the rent rises to in year two, because a low first-year rate can climb fast on renewal.
  • Address use: If you need a registered office for GST or company registration, confirm the operator will issue the documents you need. WeWork offers this through its Virtual Office plan.
  • Meeting rooms and after-hours use: Ask how many meeting-room hours are included and whether staff can work late or on Sundays. The Office Pass, for example, opens 9 am to 8 pm, Monday to Saturday.
  • Parking: Ask how many car and two-wheeler slots come with the cabin. Parking at COWRKS Candor TechSpace is limited and subject to availability.

If you are still at the registration stage, our step-by-step guide to registering an LLP in India explains the registered office proof you need, including a utility bill and a no-objection letter from the owner.
