Who Manoj Gaur Is and What the Gaurs Group Builds

Manoj Gaur is the chairman and managing director of the Gaurs Group, the Ghaziabad-based developer behind Gaur City in Greater Noida West. His father, B.L. Gaur, set up the flagship company, Gaursons India, in 1995. Manoj Gaur has run the group for about three decades, and in that time it has handed over more than 65 million sq ft of homes across Ghaziabad, Noida, Greater Noida and the Yamuna Expressway.

Gaur City alone is home to about 25,000 families. In August 2026 the group sold every flat in Phase 1 of a new Yamuna Expressway project within two days. It is still an unlisted family company, so its accounts surface mainly through the reports that credit rating agencies publish. This profile uses those reports, the group’s announcements and industry body records to set out his career, his decisions and the numbers behind them.

Manoj Gaur in Five Facts

  • Gaursons India was incorporated in 1995 and became a public limited company in 2000. It has never listed its shares.
  • He chaired CREDAI National for the 2023 to 2025 term and has held CREDAI posts since 2012.
  • In 2021 NBCC handed his group tenders worth Rs 2,124 crore to finish 10,964 stalled Amrapali flats.
  • Consolidated operating income fell 24.3% in FY2025, to Rs 1,829 crore. Debt reached Rs 3,107 crore by March 2026 after new land purchases.
  • For FY2027 the group is aiming at about Rs 5,500 crore of housing sales, with new projects in Noida Sectors 129 and 150.

Two Manoj Gaurs in NCR Real Estate

Searches for “Manoj Gaur” often mix up two different men. The subject of this profile heads the Gaurs Group, whose brand is Gaursons. The other Manoj Gaur is the son of Jaiprakash Gaur and was executive chairman of the Jaypee Group, the conglomerate that built the Buddh International Circuit and the Yamuna Expressway itself.

The two companies did meet in one transaction. In 2013 Gaursons bought about 300 acres along the Yamuna Expressway from Jaypee for roughly Rs 1,500 crore. That land became Gaur Yamuna City. Apart from that purchase, the two businesses have separate owners, separate lenders and separate project records. Homebuyers checking a builder’s record should look up the company name on the UP RERA portal and avoid going by the founder’s surname.

He took one industry post after another while the group moved east, out of Ghaziabad and onto cheaper land in Greater Noida West and along the expressway. Most of his public statements in these roles concern housing policy, project approvals and stalled projects, and those same issues have set the pace of his own company’s growth.

Gaur City and the Township Bet in Greater Noida West

Gaur City is the project most people link with the Gaurs name. It sits in Greater Noida West, an area many buyers still call Noida Extension. It started as farmland with long gaps in metro and road links, and the group built high-rise towers there at prices well below those in Noida. The township now houses about 25,000 families.

The township model gave the group more than flats to sell. It also built Gaur City Mall in Greater Noida and Gaur Central Mall in Ghaziabad. Together the two malls have about 1.08 million sq ft of leasable space, and about 88% of it was let by late 2025. Annual rent from them runs at an estimated Rs 140 crore to Rs 150 crore. A share of the group’s external debt, about 32%, is backed by that rent. Rent keeps coming in during slow sales years, when flat handovers dip.

Gaur Yamuna City followed in 2014 on the former Jaypee land. The group put the planned investment at about Rs 5,000 crore. The expressway then had few residents, but the township now sits close to the new Noida International Airport at Jewar, and that airport explains the location of the group’s newest launches.

Families moving into these towers often run small businesses from home or need short-term desks nearby. Our guide to private offices in Noida coworking spaces lists options close to the Gaur City belt.

Finishing Amrapali’s Stalled Flats for NBCC

The Amrapali Group collapsed and left thousands of buyers in Noida and Greater Noida without homes. The Supreme Court then put NBCC, a state-run builder, in charge of finishing the projects. In March 2021 NBCC awarded four tenders to the Gaurs Group subsidiary Gaursons Hi-Tech Infrastructure. They covered three projects: Centurian Park, Verona Heights and Heartbeat City.

The contracts covered 10,964 flats worth Rs 2,124 crore, with completion due within 36 months of allotment. By our arithmetic that is about Rs 19.4 lakh of construction value per flat. The work is commission-based, so it adds to revenue even though the group does not own the land, and it shows up clearly in the group’s numbers. Of the Rs 5,800 crore of revenue expected for FY2026, about Rs 3,000 crore was to come from these NBCC projects.

For Manoj Gaur the contracts carried weight beyond the money. He was then a senior CREDAI office bearer at a time when the industry needed proof that stalled projects could be revived, and running these sites put his own company in the middle of that test.

Gaursons’ Accounts in Rating Reports

Gaursons is unlisted, so it does not file quarterly results with a stock exchange, and its consolidated numbers appear instead in the rationale documents that credit rating agencies publish with each rating. In May 2026 Crisil reaffirmed its A-/Stable rating on Gaursons India and raised the rated bank facilities from Rs 250 crore to Rs 800 crore. ICRA reaffirmed its own A- (Stable) rating on March 31, 2026.

The FY2025 fall came from the way builders book revenue. Developers recognise income when flats are handed over, so a year with fewer completions shows lower income even when bookings are healthy. The bigger change sits on the balance sheet. Debt rose by about 92% in one year, to Rs 3,107 crore at March 31, 2026, mostly to buy land. On the other side, sold but uncollected receivables from ongoing projects were about Rs 5,300 crore at the end of December 2025.

Gaur Alaris and the Push Toward Noida Airport

Gaur Alaris is in Sector 22D on the Yamuna Expressway, near the Noida International Airport. It covers 11.8 acres, with nearly eight acres of landscaped greens and a clubhouse of more than 1 lakh sq ft. Phase 1 offered about 1,088 three and four-bedroom flats. The group launched it in early August 2026, and every flat on offer was allotted during a two-day event.

Launch sales came to Rs 1,800 crore to Rs 1,900 crore. Dividing by 1,088 flats gives an average ticket of about Rs 1.65 crore to Rs 1.75 crore. Manoj Gaur called the response “a strong endorsement of the evolving potential of the Yamuna Expressway”.

The shift to larger, costlier flats ties in with a wider Indian trend toward bigger homes. Our table of average home sizes by country puts Indian apartments in context. Gaurs Group says four luxury projects launched in the last three years sold out at launch.

How Manoj Gaur Spread the Group Beyond Housing

Housing is still the core, but the group has added other lines under his leadership. It now runs schools, a hotel, a hospital, two malls and a 15 MW solar power plant in Mahoba, Uttar Pradesh. It has also bought a hotel in Delhi. The group lists education, retail, sports, hospitality, infrastructure, media and energy as its business areas.

Some of these businesses feed the townships directly, because a school or a mall inside a project gives buyers a reason to move in early, and occupied towers make the next phase easier to sell. He has also been named by CREDAI as an early backer of on-site waste treatment plants in housing projects. Readers studying low-carbon methods for new towers can see our notes on carbon-negative building materials.

In August 2026 the group also signed a Rs 150 crore partnership with Seaform Germany for modular kitchens and wardrobes. The deal is meant to cover more than 10,000 premium kitchens over five years. That is a supply arrangement for its own projects, and it shows how much interior fit-out now matters in the price of a luxury flat.

Manoj Gaur’s Work at CREDAI and PHDCCI

He has served at the regional, NCR and national levels in every term since 2012. In April 2023 he was named chairman of CREDAI National, with Boman Irani as president. When he took the role he described the NCR as one of the most valuable property markets in India. He said the national body would focus on governance, housing policy and sustainability in the region.

His term ended in April 2025, when Shekhar G Patel became president and Boman Irani moved up to chairman. Gaurs Group’s own page still lists him as president of CREDAI NCR. In 2020 he chaired the Uttar Pradesh chapter of PHDCCI, a trade chamber, and in 2021 he chaired its housing and urban development committee.

Industry roles like these give a builder a voice in policy talks on stalled projects, approval timelines and affordable housing rules. Founders in other sectors weighing similar state programmes can read our explainer on the Uttar Pradesh startup policy for 2026.

Tax Searches, Disputes and Other Open Matters

The group’s rating reports list several open matters. Income Tax Department searches took place at group properties in FY2022, and the investigation was still listed as open in March 2026. Separate income tax demands of about Rs 978 crore were outstanding at March 31, 2025. The company is contesting them in court. There is also a disputed deferred payment of about Rs 373 crore to the Greater Noida Industrial Development Authority.

None of these matters has led to a finding against Manoj Gaur personally in the public record, and both rating agencies kept their ratings stable while tracking them as risks. The other risks they name are common to NCR builders: dependence on one region, cyclical demand and execution on large new projects.

Gaurs Group’s Pipeline and Land Bank Now

The group is betting heavily on new launches. It plans three to four residential projects by March 2027 and is aiming at about Rs 5,500 crore of housing sales in FY2027. Upcoming projects add up to 25 million to 30 million sq ft across Ghaziabad, Noida, Greater Noida and the Yamuna Expressway. Its land bank is valued at about Rs 4,185 crore.

The largest single item is an 18-acre mixed-use project in Noida Sector 129, where the land is valued at Rs 2,000 crore and the total project cost at about Rs 2,500 crore. Work is due to start in FY2027 and run for seven to eight years. Two more projects are waiting for approvals.

The next two years will test the strategy. If sales and collections arrive on plan, the extra land debt should start to look affordable, but if launches slip, interest costs will rise faster than income. Gaurs Group mixes townships and malls much as Omaxe does. Omaxe, which is listed, reported a net loss of Rs 696.8 crore for FY2026, while unlisted Gaursons stayed in profit in FY2025, with debt at 3.31 times its net worth. Our profile of Omaxe managing director Mohit Goel sets out how the two NCR groups differ.
