WeWork at 85 Broad and a Free Brooklyn Hub Top Our NYC List

The best coworking space in New York for most people is WeWork at 85 Broad Street in the Financial District. A dedicated desk there costs $542 a month. Also, eight subway lines stop nearby, and the $289 All Access Plus plan opens WeWork buildings across the city.

On a tight budget, though, the answer is in Brooklyn. The Freelancers Hub at Industry City gives New Yorkers 10 coworking days a month for free. Then $30 a month buys unlimited days.

We compiled prices from the official pages of five operators and one nonprofit hub. Next, we sorted every desk by neighborhood and worked out a yearly cost for one person. We also added subway lines and garage rates wherever the operators print them.

Midtown Manhattan Desks From Times Square to Grand Central

Midtown has the most commuter rail of any area on our list. For example, Penn Station and Grand Central sit within a short walk of several desks in this section. So Midtown works for anyone who rides in from New Jersey, Long Island or Westchester.

WeWork 1460 Broadway Above Times Square

WeWork at 1460 Broadway fills 13 floors of a 17-story Class A building from 1952. A day pass costs $39. Also, a dedicated desk costs $553 a month, down from a listed $650.

Transit is the main draw. The Times Square trains and the B, D, F and M at Bryant Park are close by. Penn Station and Grand Central are each about 10 minutes on foot. However, WeWork includes no parking here, and the garage it names at 36 W 40th St charges $40 a day.

The building also has a wraparound roof terrace and a parent’s room. Even so, staff work only from 8am to 5pm on weekdays. Members can ask about extended hours.

Regus Day Offices on Madison and Park Avenues

Regus Midtown Manhattan coworking page listing 104 West 40th Street, 1177 Avenue of the Americas, 260 Madison Avenue and 100 Park Avenue with US dollar prices
Screenshot: regus.com

Regus lists four Midtown centres. Its coworking membership opens at $129 a month, and a dedicated desk opens at $419 a person a month. But both prices assume a 24-month contract. Regus sells the membership as 5-day, 10-day or unlimited plans, so ask which one the $129 covers.

The cheapest private offices are at 260 Madison Avenue and 100 Park Avenue, at $439 a person a month. In contrast, 1177 Avenue of the Americas costs $555, and 104 West 40th Street on Bryant Park costs $489. Day offices cost $179 to $209 a day.

For train riders, 260 Madison Avenue sits between Grand Central and Penn Station. Still, a single hot desk day costs $65 at Regus. That is more than the WeWork day pass.

Industrious Suites From Bryant Park to Columbus Circle

Industrious New York City page listing 41 coworking and private office locations across Manhattan and Brooklyn

Industrious runs more Midtown sites than any other brand we counted. For instance, it lists Grand Central at 110 East 42nd Street and Bryant Park at 1411 Broadway and 25 W 39th St. It also runs 10 Columbus Circle and three “Indy by Industrious” sites in Times Square, Columbus Circle and on Madison Avenue.

However, Industrious prints no prices on its NYC pages. Members get breakfast, coffee, weekly happy hours and 24/7 access to their home location. So request a quote for a day pass first, then compare it with WeWork and Regus.

Financial District Floors Near Wall Street

WeWork’s 85 Broad desk costs $11 a month less than its 1460 Broadway desk. Also, the PATH trains at the Oculus and the ferries at Pier 11 link FiDi to New Jersey and Brooklyn.

WeWork in the Former Goldman Sachs Tower at 85 Broad

85 Broad Street is a 30-story tower that Goldman Sachs once used. WeWork takes five floors, or 117,224 square feet. Also, the building has more than three dozen conference rooms.

A day pass costs $39. Next, a dedicated desk costs $542 a month, down from $570. Two-person private offices start at $1,010 a month on a 12-month term. That is the lowest private office price we found on any WeWork NYC page.

The 1, 2, 3, 4, 5, J, R and Z trains all stop nearby. For drivers, Icon Parking next door charges $400 a month or $25 a day. Besides that, the building has bike storage and a lockable wellness room.

Bond Collective at 55 Broadway and 60 Broad Street

Bond Collective has two FiDi buildings, at 55 Broadway and 60 Broad Street. Its 60 Broad floor targets companies of 15 or more people. So solo workers should ask about 55 Broadway first.

Bond Collective prints group-wide starting prices. A day pass starts at $25, coworking at $300 a month, and a dedicated desk at $500. Members also get 24-hour access, showers with towel service and unlimited printing.

Industrious From Fulton Center to Battery Park

Industrious has five FiDi addresses on its list. They are 25 Broadway, 200 Broadway at Fulton Center, 11 Park Place by City Hall, and 107 Greenwich Street. A fifth site at 1 Battery Park Plaza is listed as opening in December 2026.

For founders setting up a company near Wall Street, our guide to registering an LLP in the USA covers the filing steps first.

Flatiron, Union Square and NoMad Coworking

This is the priciest stretch on our list. For example, WeWork asks $637 to $760 a month for a desk in Gramercy and Chelsea. Still, the Union Square station alone serves seven subway lines.

WeWork 33 Irving Place in a 1909 Mercantile Building

33 Irving Place is a 12-story Art Deco building from 1909. WeWork runs eight floors and 128,000 square feet there. A day pass costs $49, and a dedicated desk costs $637 a month, down from $670.

The 14 Street–Union Square station serves the 4, 5, 6, L, N, Q and R lines. Ten bus routes, including the M14D and M101, also run close by. Then there is a Citi Bike dock at 16th Street and Irving Place.

Private offices for two start at $1,520 a month on a 12-month term. That is $510 more than the same office size at 85 Broad. Also, the building is dog-friendly but has no parking.

Industrious on Park Avenue South and Broadway

Industrious has five sites in this area. Union Square on Park sits on the 11th floor of 215 Park Avenue South. Union Square on Broadway is at 860 Broadway. Besides those, it lists Flatiron at 119 West 24th Street, 156 5th Avenue and 902 Broadway.

All five sell private offices, coworking and day passes. But none of them shows a price online, so book a tour and ask for the day rate.

SoHo and Greenwich Village Desks at the Top of the Range

The most expensive WeWork desk in New York sits just south of this area. At 160 Varick Street, a dedicated desk costs $931 a month. Next comes 524 Broadway in SoHo at $808. On the other hand, the cheapest WeWork desk is $493 at 750 Lexington Avenue on the Upper East Side.

That gap is $438 a month for the same product. As a result, a team of four would pay $21,024 more a year on Varick Street than on Lexington Avenue.

Brooklyn Coworking From Dumbo to Sunset Park

Brooklyn has the cheapest seat on our list and the waterfront desks at Dock 72. Also, WeWork runs four buildings there, Regus runs three, and Bond Collective runs three. Industrious adds two sites on Dean Street and one on Wythe Avenue in Williamsburg.

Dock 72 at the Brooklyn Navy Yard

Dock 72 is a 16-story Class A building from 2019 on the Navy Yard waterfront. A day pass costs $39, and a dedicated desk costs $513 a month. Four-person offices start at $1,490 a month on a 12-month term.

The subway is a long walk, though. High Street on the A and C is a mile away. Instead, the NYC Ferry Astoria line stops at the building, one stop from Pier 11/Wall St. The B57 and B69 buses also stop less than a block away.

WeWork’s other Brooklyn buildings are Dumbo Heights at 77 Sands Street, 195 Montague Street, and 134 N 4th Street in Williamsburg. Desks cost $510 at Montague Street and $638 in Williamsburg.

Regus and Spaces Around Downtown Brooklyn

Regus has the lowest paid membership we found in the city. Its Brooklyn coworking plan starts at $119 a month, and a dedicated desk starts at $379. However, both prices again assume a 24-month contract.

The three centres are close together. One Pierrepont Plaza, at 300 Cadman Plaza West in Brooklyn Heights, has offices from $425 a person a month. The Pioneer Building at 41 Flatbush Avenue, near Barclays Center, starts at $499. Then Spaces at 115 Myrtle Avenue starts at $605, about three minutes on foot from Jay St–MetroTech station.

Bond Collective in Vinegar Hill, Bushwick and Greenpoint

Bond Collective Vinegar Hill location page at 295 Front Street Brooklyn listing day pass, coworking, dedicated desk and meeting room prices
Screenshot: bondcollective.com

Bond Collective Vinegar Hill sits at 295 Front Street. A day pass costs $35, coworking $300 a month, a desk $500 and an office $800. But the location is full and runs a waitlist.

For transit, take the F to York St or the A and C to High St. Meeting rooms cost $50 to $125 an hour. So if Vinegar Hill stays full, ask about the Bushwick and Greenpoint sites.

Freelancers Hub at Industry City for $0 to $30

The Freelancers Hub is run by Freelancers Union. It sits in Suite A-326 at 241 37th Street, Building 1, in Sunset Park. Anyone who lives and works in New York City can join.

The free plan includes 10 coworking days a month. Extra days cost $10 each. Alternatively, $30 a month buys unlimited days. Hours run from 9am to 5pm on weekdays, and you book morning, afternoon or full-day blocks in advance.

Still, space can be limited by capacity. Monitors rent for $10 a day, and the classroom costs $60 an hour.

What a Year at a New York Coworking Desk Costs

We multiplied each lowest published monthly price by 12. Then we divided the yearly cost by 264 working days, which means 22 office days a month. All figures are list prices before taxes and fees.

The spread is wide. For instance, a WeWork desk at 33 Irving Place costs $1,488 more a year than one at Dock 72. Also, the 12-month All Access Plus plan saves $600 a year against paying month to month.

For freelancers, the desk is a business cost. So run it through our freelance hourly rate calculator before you sign. Our break-even calculator also shows how many billable hours a desk eats each month.

How Many Office Days Make a Membership Pay Off

WeWork’s $289 plan equals 7.4 day passes at $39. So if you go in eight or more days a month, the membership wins. At buildings with a $49 day pass, the break-even drops to six days.

At Regus, the $129 Midtown membership costs about two $65 hot desk days. In the same way, Bond Collective’s $300 coworking plan equals about nine $35 day passes at Vinegar Hill.

Subway Lines, Ferries and Garages Near Each Space

Parking is the hidden cost in Manhattan. For example, adding the $400 garage at 85 Broad to a $289 WeWork plan brings the year to $8,268. Several operators print no parking rates at all, so plan on transit.

Read the Price Footnotes on NYC Operator Pages

Advertised prices in New York come with conditions. We flagged these while compiling our list.

  1. 24-month pricing. Regus bases its coworking and desk prices on a 24-month contract. A shorter term will cost more.
  2. Taxes and fees on top. WeWork prices exclude taxes and fees, so ask for the full monthly bill.
  3. Struck-through rates. Several WeWork desks show a lower promotional price next to a higher list price. For example, 1460 Broadway shows $553 against $650.
  4. Waitlists. Bond Collective Vinegar Hill is not taking new members, so join the waitlist or try another site.
  5. Staffed hours. WeWork staff work from 8am to 5pm on weekdays. Bond Collective Vinegar Hill’s posted hours end at 3pm on Fridays, though members get 24/7 access.
  6. Quote-only brands. Industrious prints no prices, so get a written quote before you compare it.
