The Best Coworking Space in Sharjah Sits in Al Majaz
The best coworking space in Sharjah for most people is Regus at Al Fardan Centre in Al Majaz. A coworking membership costs AED 499 a month, and a private office there costs AED 815 a month. Also, the Dubai ferry docks at Al Majaz, so commuters have a second way home.
For founders, though, the answer is Sheraa. The Sharjah Entrepreneurship Centre runs hubs at Sharjah Research, Technology and Innovation Park, American University of Sharjah and University of Sharjah. Its paid membership opens at AED 495, and its new plans add discounted licences and coworking access.
We compiled prices and hours from operator pages, free zone pages and two space directories. Then we sorted the desks by district and worked out a yearly cost for one person. We also added the bus and ferry fares to Dubai, because many Sharjah residents work across the border.

Ten Sharjah Workspaces Compared on AED Price and Hours
We counted ten places where you can rent a desk or a licence-linked workspace in Sharjah. Three are Regus centres, and one is the Spaces pass network. Next come three independent spaces: Fikra, Lammah and Avenue Business Centre. The last three are Sheraa, Shams and SPC Free Zone. Prices are the lowest figures each page prints.
| Space | District | Lowest published desk price | Other published price | Hours or term printed |
|---|---|---|---|---|
| Regus, Al Fardan Centre | Al Majaz | AED 499 a month (coworking membership, Regus city rate) | Private office AED 815 a month | 24-month contract basis |
| Regus, Sahara Healthcare City | Al Nahda | AED 499 a month (coworking membership, Regus city rate) | Private office AED 1,055 a month | 24-month contract basis |
| Regus, Chamber of Commerce Building | Level 12 | AED 30 a day (coworking desk) | Meeting room AED 59 an hour | 24-month contract basis |
| Spaces passes (IWG network) | Al Majaz and Al Nahda addresses | AED 119 (Cowork Day Pass) | All Access AED 37 a person a day | No minimum term stated |
| Fikra Campus | Al Wahda Street | AED 30 a day (directory listing) | Dedicated desk AED 630 a month | Weekdays, closed Saturday and Sunday |
| Lammah Space | Muwaileh Commercial, Al Jada | Not published | Private rooms and meeting rooms | 12pm to 2am, seven days |
| Avenue Business Centre | Al Majaz 1, Buhaira Corniche | Not published | PRO and business setup services | 24/7 member access |
| Sheraa | SRTI Park, AUS, University of Sharjah | Paid membership from AED 495 | Free plan for idea-stage founders | Monday to Thursday, 9am to 4pm |
| Shams (Sharjah Media City) | Sharjah Media City | Media licence AED 5,750 a year | All Inclusive 1-Visa AED 14,786 | Licence term |
| SPC Free Zone | Sharjah Publishing City | Licence from AED 5,750 | Furnished office from AED 900 a sq m | Licence term |
Most rows above are coworking floors. However, the last two rows are free zone packages, where a licence and a lease come together. So compare them with the free zone desks in our Dubai coworking guide. A Regus day pass is a different product.
Al Majaz and the Buhaira Corniche Towers
Al Majaz is the busiest office district on our list. For example, Regus, Spaces and Avenue Business Centre all print Al Majaz addresses. Also, the Aquarium Marine Station for the Dubai ferry is in Al Majaz 3.
Regus at Al Fardan Centre

Regus runs this centre on the third floor of Al Fardan Centre under its HQ brand. A private office costs AED 815 a month, and a day office costs AED 349. In addition, Regus prices its city-wide coworking membership at AED 499 a month and a dedicated desk at AED 809 a person a month.
Still, read the footnote first. Regus says every price is based on a 24-month contract. Prices also change with team size, term and availability. So ask for a 12-month quote too, then compare the two numbers.
Meeting rooms cost AED 49 an hour on the Sharjah coworking page. On the other hand, a single day of coworking costs AED 189. That is high next to the membership, as our break-even section shows.
Avenue Business Centre in Golden Tower
Avenue Business Centre fills the 12th floor of Golden Tower on Buhaira Corniche, opposite Marbella Resort. It rents coworking desks, private offices and virtual offices. It also sells PRO services, business setup and document clearing, which helps first-time founders.
Members get 24/7 access, daily cleaning and a staffed reception. But the front office keeps short hours, from 10am to 4pm, Monday to Thursday. So plan calls about contracts for those days.
Regus on Level 12 of the Chamber of Commerce Building

The Regus Sharjah page lists a third centre on Level 12 of the Chamber of Commerce Building. Coworking desks open at AED 30 a day, and offices open at AED 32 a day. Meeting rooms cost AED 59 an hour, which is AED 10 more than the city rate.
Those daily figures are also 24-month rates. In fact, AED 30 a day for 30 days comes to AED 900 a month. So use them to compare centres, then ask for a monthly quote.
Al Nahda and Muwaileh, Close to the Dubai Border
Al Nahda sits on the Dubai side of Sharjah. As a result, the Regus centre there is the shortest drive for people who split their week between the two emirates. Muwaileh, to the east, has its own bus station with a direct route into Dubai.
Regus at Sahara Healthcare City
This Regus centre is on the fifth floor of Sahara Healthcare City on Al Nahda Street. A private office costs AED 1,055 a month, or AED 240 more than Al Fardan Centre. A day office costs AED 389. However, coworking desks here open at AED 27 a day, the lowest daily desk rate on the Regus Sharjah page.
So the choice between the two Regus centres depends on the plan. For a coworking desk, Al Nahda is cheaper by the day. For a private office, Al Majaz wins by AED 2,880 a year.
Lammah Space in Muwaileh Commercial
Lammah Space is at Areej 7 in Al Jada, inside the Muwaileh Commercial area. It rents single workstations, private rooms and meeting rooms, and it has a lounge. Also, it has on-site parking, which is rare among the spaces we counted.
Its hours are the longest on our list, from 12pm to 2am, seven days a week. For instance, a student or a freelancer serving clients in other time zones can work late here. Lammah does not publish prices, so call 050 681 6056 for rates.
Al Wahda Street and the Spaces Network Pass
Two options here sell short stays. Fikra Campus is an independent floor on Al Wahda Street. Spaces, on the other hand, sells passes that open IWG centres across Sharjah.
Fikra Campus at GIBCA Building 2A
Fikra Campus sits in GIBCA Building No. 2A on Al Wahda Street. A coworking directory lists its day pass from AED 30 and its dedicated desk from AED 630 a month. That desk works out to AED 7,560 a year, the lowest monthly desk price we found in Sharjah.
Fikra sells daily, weekly and long-term plans. Members get high-speed internet, printing, event discounts and an in-house cafe. But it closes on Saturday and Sunday, so weekend workers should look at Lammah Space.
Spaces Day Passes and All Access
Spaces prints a Cowork Day Pass at AED 119 a person. That is AED 70 less than a Regus coworking day. Also, its unlimited Cowork All Access plan costs AED 37 a person a day. The plan also comes in 5-day and 10-day versions.
Spaces lists the same two Sharjah addresses as Regus, Al Fardan Centre and Sahara Healthcare City. It states no minimum term for desks. Even so, it says longer commitments bring automatic discounts.

University City Hubs for Startup Founders
Sheraa is the main reason founders look at University City. It pairs desks with mentoring, events and startup programs. For other Gulf programs, see our list of incubator-backed startups and the incubators behind them.
Sheraa at SRTI Park, AUS and University of Sharjah
Sheraa was set up in 2016 and opened its hub at American University of Sharjah in October that year. Today it lists three sites. The HQ is in C-Wing at Sharjah Research, Technology and Innovation Park. The others are in the AUS Library Building and the W3 Building at University of Sharjah. Its hours are 9am to 4pm, Monday to Thursday.
In June 2026, Sheraa launched a new membership. It has a free plan for students and idea-stage founders. Then a paid plan opens at AED 495 for MVP-stage startups, revenue-making firms and growing SMEs.
The paid stages add discounted licensing, coworking access, rent concessions and housing support. Sheraa aims to sign up to 400 members across all stages in 2026-27. So apply early if you want a desk in University City. Our guide to types of company funding explains what comes after a program like this.
SRTI Park Flexi Desks and Shared Workstations
Sharjah Research, Technology and Innovation Park is a free zone as well as Sheraa’s base. It offers flexi desks, serviced executive workplaces and shared workstations. It also has labs, event venues and coworking spaces on its campus.
SRTIP does not print package prices on that page. Instead, its team quotes each licence and desk. In fact, UAE residents can set up there without a no-objection letter from their employer.
Licence-Linked Workspace in Shams, SPC and SAIF Zone
A free zone package gives a new company both a licence and a business address. In Sharjah, three zones publish details: Shams, SPC Free Zone and SAIF Zone. But the cost sits in the licence, so the desk price alone tells you little.
Shams Designated Workspaces at Sharjah Media City
Shams sells a Media package at AED 5,750 with no visa. A Freelance 0-Visa package costs AED 7,745. Then the All Inclusive packages cost AED 14,786 for one visa, AED 19,786 for two and AED 22,786 for three. Each package includes a lease agreement.
The Shams designated workspaces come with brandable desks, access cards and lockers. Members also get phone booths, printing, pay-as-you-go meeting rooms and three months of free gym use. Shams says owners can issue up to 12 visas on a licence. Also, multi-year licences carry a 15% to 50% discount.
SPC Free Zone Pay-As-You-Go Licence
SPC Free Zone at Sharjah Publishing City starts its one-year, zero-visa licence at AED 5,750. Each visa allocation adds AED 1,600. So a founder with one visa pays AED 7,350 before other costs.
Owners can pick up to five business activities from more than 2,000. Furnished offices cost from AED 900 a square metre, and unfurnished ones from AED 750. Coworking space is sold as an SPC Plus service, priced on request.
SAIF Zone Office and Suite Packages
SAIF Zone, the free zone at Sharjah Airport, sells two workspace packages. SAIF Office is a furnished, non-shared space with a quota of three visas. SAIF Suite is an executive suite with a quota of eight visas.
Both packages run on a plan of four instalments. However, SAIF Zone gives prices only after a sales call. So request quotes from SAIF Zone, Shams and SPC in the same week, then compare the totals.
What a Sharjah Desk Costs Over 12 Months
We multiplied each published monthly price by 12. These are list prices for one person. VAT and setup fees may come on top. Free zone licences sit outside this chart, since they bundle other services.

| Plan | Monthly price (AED) | Yearly cost (AED) |
|---|---|---|
| Regus coworking membership | 499 | 5,988 |
| Fikra dedicated desk (directory listing) | 630 | 7,560 |
| Regus dedicated desk | 809 | 9,708 |
| Regus private office, Al Fardan Centre | 815 | 9,780 |
| Regus 5-day office membership | 919 | 11,028 |
| Regus premium dedicated desk | 989 | 11,868 |
| Regus private office, Sahara Healthcare City | 1,055 | 12,660 |
The spread is wide. For instance, a Sahara Healthcare City office costs more than twice a Regus coworking membership over a year. Next, add your expected meeting room hours at AED 49 each. You can then test the total against your income in our break-even calculator.
Freelancers can turn the yearly desk cost into a rate as well. For example, AED 9,708 a year over 1,500 billable hours adds about AED 6.5 to each hour. Our freelance hourly rate calculator does that math for you.
Sharjah Desk Prices Next to Dubai
A Regus dedicated desk costs AED 809 a month in Sharjah. In Dubai, the same Regus product costs AED 1,295 a month, based on the rates in our guide to Dubai coworking spaces. As a result, one person saves AED 5,832 a year, or 37.5%, by taking the Sharjah desk.
The coworking membership costs AED 499 a month in both emirates. However, a single coworking day is dearer in Sharjah, at AED 189 against AED 169 in Dubai. So the saving comes from fixed desks and offices. Casual days cost a little more in Sharjah.
Other Gulf and Asian cities price desks very differently. For a wider view, compare these numbers with our Singapore coworking prices and New York coworking prices.
Three Regus Days Cost More Than a Sharjah Membership
Regus charges AED 189 for one coworking day and AED 499 for a month. So by the third day, day passes cost AED 567, which is more than the membership. Anyone who comes in three or more days a month should take the membership.
Spaces changes the math. Its day pass costs AED 119, so the Regus membership becomes cheaper only from the fifth day. As a result, an occasional visitor saves money with the Spaces pass.
Offices follow the same logic. Five Regus day offices at AED 349 each cost AED 1,745. In contrast, the 5-day office membership costs AED 919 a month, which saves AED 826.
Bus and Ferry Links From Sharjah Desks to Dubai
Many people choose a Sharjah desk to avoid the daily trip into Dubai. Still, clients and meetings often sit across the border. These are the public routes between the two emirates.
| Route | Sharjah stop | Dubai stop | Single fare (AED) |
|---|---|---|---|
| E303 bus | Al Jubail Bus Station | Union Square Metro Station | 12 |
| E306 bus | Al Jubail Bus Station | Ghubaiba Bus Station | 12 |
| E307 bus | Al Jubail Bus Station | Deira City Centre Bus Station | 12 |
| E307A bus | Al Jubail Bus Station | Abu Hail Metro Station | 12 |
| E308 bus | Al Jubail Bus Station | Dubai Stadium Bus Station | 12 |
| E315 bus | Muwailah Bus Station | Etisalat by e& Metro Station | 12 |
| 113G bus | Al Rolla Terminal Station | Centrepoint Metro Station | 12 |
| 113MG bus | Al Muwailah Bus Station | Centrepoint Metro Station | 12 |
| Ferry | Aquarium Marine Station, Al Majaz 3 | Al Ghubaiba Marine Station | 15 (Gold Class 25) |
The ferry takes about 35 minutes. On weekdays, it leaves the Sharjah Aquarium at 7am, 8:30am, 1pm, 4:45pm and 6:15pm. So a desk in Al Majaz pairs well with a morning ferry on days you have Dubai meetings.
Now compare that with a full Dubai commute. A return bus trip costs AED 24, so 22 working days cost AED 528 a month. Over a year that is AED 6,336, which is more than a Regus coworking membership in Sharjah. Similarly, people at Muwaileh desks can take the E315 or 113MG from Muwailah Bus Station.
24-Month Terms, VAT and Weekend Hours in Sharjah
Read these points on any Sharjah quote before you sign.
- Contract length: Regus bases every Sharjah price on a 24-month contract. Ask for the 12-month and month-to-month price as well.
- VAT: the UAE charges 5% VAT. So ask whether the quote includes it, and ask for a tax invoice. Our free invoice generator helps freelancers bill clients for desk costs.
- Days open: Sheraa opens Monday to Thursday, and Fikra closes on Saturday and Sunday. In contrast, Lammah Space opens seven days a week.
- Licence address: a coworking membership does not give you a trade licence. For a licence, you need a free zone package from Shams, SPC, SAIF Zone or SRTIP.
- Meeting rooms: Regus charges AED 49 an hour on its city rate and AED 59 at the Chamber of Commerce Building. Count your hours first.
