Singapore Coworking Desk Prices From Eight Operators

The best coworking office space in Singapore for most freelancers and small teams is WeWork’s All Access Plus plan. It costs S$374 a month on a 12-month plan. In fact, one membership opens 12 WeWork buildings across the city, and several sit a short walk from an MRT exit.

We compiled prices from the official pages of eight operators. Then we turned every plan into a yearly cost for one person, so day rates and monthly plans sit on one scale. The cheapest seat we found is a S$128 hot desk at Storefriendly Park near Eunos. On the other hand, the dearest desk is The Executive Centre’s dedicated desk at S$855 a month.

City-Wide Passes That Open Many Buildings

Four operators sell one plan that works in many buildings. So a sales lead can work in Raffles Place on Monday and near Bugis on Friday without a second contract.

WeWork All Access Plus Across 12 Singapore Buildings

WeWork Singapore lists 12 buildings. Seven sit in the CBD. They are 60 Anson Road, 30 Raffles Place, City House, 71 Robinson Road, 22 Cross Street, 9 Battery Road and 21 Collyer Quay. Further north, it has Suntec Tower 5, 30 Prinsep Street, 109 North Bridge Road, Beach Centre and 380 Jalan Besar.

All Access Plus costs S$439 a month, or S$374 a month on a 12-month plan. Each member gets one coworking booking per day. Besides, the plan adds three monthly credits for meeting rooms and private offices. It also works in more than 450 WeWork locations worldwide. WeWork prints these prices before taxes and fees.

Day passes cost S$50 at 109 North Bridge Road, Beach Centre, City House and 22 Cross Street. However, 60 Anson Road, 30 Raffles Place and 9 Battery Road charge S$70. By our math, the 12-month plan saves S$780 a year over monthly billing, a cut of about 14.8%.

Transit is where WeWork does well. For example, 30 Raffles Place links straight to Raffles Place MRT, about a minute’s walk away. Also, 30 Prinsep Street is about three minutes from Bencoolen station and four from Dhoby Ghaut. City House, at 36 Robinson Road, faces Lau Pa Sat hawker centre and is staffed on weekdays from 9am to 6pm.

JustCo Hot Desks at 22 Centres

JustCo runs 22 centres in Singapore. Its hot desk costs S$398 a month per desk. Even so, selected centres show a promo rate of S$265. A second tier at S$750 a month also appears for selected centres.

The minimum period is one month, so JustCo does not sell day passes. You can buy up to nine hot desks online, and a team of ten or more goes through an enquiry form. New members get free meeting room and printing use. In addition, JustCo has a centre at Changi Airport Terminal 3 and a new one at 108 Robinson Road.

The promo matters. At S$265, one desk costs S$1,596 less per year than at S$398. That is about a third off, so ask which centres carry the lower rate before you visit.

Regus and Spaces Day Rates in the Downtown Core

Regus Downtown Core coworking page listing One Fullerton, One Raffles Place and 18 Robinson Road centres with Singapore dollar prices
Screenshot: regus.com

Regus quotes island-wide starting rates on its Singapore page. A coworking day costs S$78, and hourly coworking costs S$10. But the dedicated desk rate of S$15 a person a day assumes a 24-month contract. The same goes for the S$18 daily Access Plan.

The Downtown Core page gives monthly figures. A coworking membership costs S$262 a month there. Dedicated desks open at S$498 a month on a 24-month term, and the top of the band is S$778. A day of coworking costs S$98 in this district.

The CBD centres are One Fullerton at 1 Fullerton Road and two floors at One Raffles Place. There is also 18 Robinson Road. The One Raffles Place Mall centre, unit #02-01, is a short walk from Raffles Place MRT on the North-South and East-West Lines.

Spaces Singapore coworking page listing dedicated desk, day pass and All Access prices per person per day

Spaces, Regus’s sister brand, lists 25 Singapore locations. They cluster in the CBD, Marina Bay, Orchard Road and near Changi Airport. A dedicated desk starts at S$12 a person a day, and a day pass costs S$82. Then there is All Access at S$17 a day, sold in blocks of 5 days, 10 days or unlimited days a month.

Premium Floors in the CBD and Marina Centre

Two operators charge more for a seat in a CBD or Marina Centre tower. For example, The Great Room’s hot desk costs about twice WeWork’s 12-month rate. Still, client-facing firms often pay it for the lobby and the postcode.

The Executive Centre in Nine Towers

The Executive Centre Singapore coworking page listing nine centres with City Pass, Global Pass and Dedicated Desk prices
Screenshot: executivecentre.com

The Executive Centre sells three plans here. The City Pass costs S$540 a month, and the Global Pass costs S$585. A dedicated desk costs S$855 a month. However, all three are discounted rates tied to a 12-month commitment.

The nine centres are Capital Square at 23 Church Street and Frasers Tower at 182 Cecil Street. Next come The Gateway West at 150 Beach Road and Marina Bay Financial Centre Tower 1. Ocean Financial Centre, One Raffles Quay North Tower and Six Battery Road follow. Finally, there are The Exchange at Singapore Land Tower and IOI Central Boulevard Towers.

Only three of them sell the dedicated desk. Those are Capital Square, The Exchange and IOI Central Boulevard Towers. So a team that wants Six Battery Road or One Raffles Quay will be on a pass, not a fixed seat.

The Great Room on Four Hot Desk Floors

The Great Room charges S$750 a month for a hot desk. The plan includes credits to book a Hot Office, which is a private room taken on demand. Four centres take hot desk members.

  • One George Street. Level 10, a short walk from Raffles Place, Clarke Quay and Chinatown MRT.
  • Centennial Tower. Levels 17 and 18 at 3 Temasek Avenue, about a minute from Promenade MRT.
  • Ngee Ann City. Level 22 of Tower B on Orchard Road, directly above Orchard MRT.
  • Raffles Arcade. Unit #02-20 at 328 North Bridge Road, within walking distance of Esplanade, City Hall and Bugis.

A fifth site, AFRO-ASIA, is marked as coming soon at Robinson Road and McCallum Street. Besides, other Great Room pages list 63 Robinson Road, 269 South Bridge Road and Csuites at Paya Lebar Quarter.

Team Floors and Budget Seats Outside the Core

The Work Project at 12 Addresses, Priced by Quote

The Work Project publishes 12 Singapore addresses but no prices. Its CBD floors include Capital Tower at 168 Robinson Road and Asia Square Tower 2 at 12 Marina View. CapitaGreen, CapitaSpring, 6 Battery Road and OUE Downtown Gallery are also on the list.

Outside the core, it has Great World City on Kim Seng Promenade and Parkview Square near Bugis. Also, its Bridge+ brand runs CapitaSky at 79 Robinson Road plus Ascent and Geneo in Singapore Science Park. Meeting rooms take up to 16 people and are hired by the hour or day. For desk rates, you have to ask the team.

Storefriendly Park and Its S$128 Hot Desk

Storefriendly runs a hot desk floor at Storefriendly Park. The pass costs S$128 a month. It includes two free hours in a meeting room each month and S$8 of printing credit.

The building is at 107 Eunos Avenue 3, about five minutes on foot from Paya Lebar and Eunos MRT. But the floor opens only on weekdays from 9am to 6pm. As a result, it works for daytime freelancers, and night owls will need another plan.

Yearly Cost of a Singapore Desk, Worked Out

We multiplied each monthly price by 12. For Spaces, we took S$17 a day times 30.4 days, which is S$516.80 a month. Then we divided each year by 264 working days, which assumes 22 days in the office each month. All figures are list prices before GST.

The spread is wide. A Great Room hot desk costs about 5.9 times the Storefriendly pass over a year. Even within the CBD, a dedicated desk at The Executive Centre costs S$4,284 more per year than a Regus dedicated desk. Of course, the Regus rate needs a 24-month term, and the Executive Centre rate needs 12 months.

Desk rent is a fixed cost, so price it into your rates. Our freelance hourly rate calculator adds it to your other overheads. For a small team, the break-even calculator shows how much revenue covers a premium desk.

Count Your Office Days Before Buying a Day Pass

A day pass looks cheap until you use it often. So we divided each membership by the same operator’s day rate. That gives the day of the month on which the membership becomes the better deal.

OperatorDay pass (S$)Monthly plan (S$)Membership is cheaper from
Regus, Downtown Core98262Day 3
WeWork, S$70 buildings70374 (12-month plan)Day 6
Spaces82About 517 (All Access)Day 7
WeWork, S$50 buildings50374 (12-month plan)Day 8

For instance, ten WeWork days at S$50 cost S$500. That is S$126 more than the membership. In fact, anyone in a Regus CBD centre three days a month already pays more on day rates than on membership.

MRT Walks From the Desks on Our List

We pulled every MRT note the operators print about their own buildings. Then we put them in one table. So you can match a desk to the line your team already rides.

Raffles Place has the most choice within a short walk. On the other hand, Orchard and Promenade have one premium option each. East-side commuters should look at Eunos, because it is the only budget seat on our list outside the CBD.

Contract Fine Print to Read Before You Sign in Singapore

The headline rate often depends on terms printed next to it. We took these points from the operators’ own price pages.

  1. Contract length. Regus’s dedicated desk and Access Plan rates assume 24 months. The Executive Centre’s rates assume 12 months, and WeWork’s lower rate needs a 12-month plan.
  2. Taxes. WeWork quotes prices before taxes and fees. So ask every operator whether GST is already in the figure.
  3. Minimum period. JustCo’s shortest plan is one month. Day passes are available at WeWork, Regus and Spaces.
  4. Opening hours. Storefriendly Park closes at 6pm and on weekends. WeWork’s City House is staffed only on weekdays.
  5. Meeting rooms. WeWork gives three monthly credits, and Storefriendly gives two hours. Count your client meetings, then compare.
  6. Team size. JustCo sells up to nine hot desks online. A team of ten or more needs a quote.
  7. Time zones. If your clients sit in London or Sydney, our time zone converter shows when your desk hours overlap with theirs.

If you split time between cities, we used the same price-first method for coworking spaces in Dubai and coworking spaces in Bangalore. Remote workers weighing a move can also see our list of countries with digital nomad visas.
